What is an occupant load factor?

An occupant load factor is the floor area in square feet assigned per occupant for a given use, as defined in IBC Table 1004.5 or NFPA 101 Table 7.3.1.2. Dividing the space area by this factor gives the maximum design occupant load.

What is the difference between gross and net floor area?

Gross area includes all enclosed floor area within the exterior walls. Net area excludes non-occupiable spaces such as walls, columns, mechanical shafts, and similar features. Some IBC occupancy functions use gross area and others use net area — this tool indicates which applies for each function.

Does this replace a licensed engineer or code consultant?

Which code edition does this use?

The selectable occupant-load factors are based on 2021 IBC Table 1004.5. The result must still be checked against the code edition and amendments adopted by the project jurisdiction.

How are the egress width figures calculated?

The tool shows the arithmetic capacity components of 0.2 inch per occupant for level components and 0.3 inch per occupant for stairs, then divides them by the selected planning exit count. These figures alone do not establish compliant width or exit distribution. Door, stair, corridor, loss-of-exit, accessibility, sprinkler, and local requirements must be checked separately.
