Method and worked examples

Price per sq ft = total price ÷ area. 1 m² = 10.7639 sq ft (1 ft = 0.3048 m exactly), so price per m² = price per sq ft × 10.7639.

  • Home: $450,000 ÷ 1,800 sq ft = $250.00/sq ft = $2,690.98/m².
  • Budget: $380,000 ÷ $200/sq ft = 1,900 sq ft of home.
  • Comps: $250, $226.09 and $268.28 per sq ft have a median of $250; a 2,000 sq ft home is worth about 2,000 × $250 = $500,000 (range $452,174–$536,552).
  • Lease: $30/sq ft/yr × 2,500 sq ft = $75,000 a year = $6,250 a month.

Measure every property the same way (ANSI Z765 finished living area for US homes). Price per sq ft ignores lot size, condition, age and views, so use it to screen and compare, not as an appraisal.

Summary

Price per square foot is the total price divided by the area: $450,000 ÷ 1,800 sq ft = $250 per sq ft, which is $2,691 per square meter because one square meter is 10.764 sq ft. This calculator solves for any of the three values in square feet or square meters, compares up to eight listings at once and estimates a home's value from their median price per sq ft. It also converts monthly rent into the annual $/sq ft rate used in commercial leases and turns a flooring box price into cost per sq ft with waste.

How it works

  1. Pick square feet or square meters, choose what to solve for, enter the two known values and click Calculate.
  2. Read the result in both units, the formula with your numbers, and how it compares with the US median listing price per sq ft and large metro medians.
  3. In Compare Listings, enter the price and size of each home; the table ranks them by price per sq ft and shows each one against the group average.
  4. Enter the size of the home you are valuing to get an estimate at the comps' median price per sq ft and the low–high range.
  5. Use Rent per Square Foot for leases (monthly and annual rates) and Flooring Cost for box-priced materials with a waste allowance.

Use cases

  • Compare homes of different sizes on equal footing before booking showings.
  • Estimate a fair offer or list price from recent comparable sales.
  • Convert a European or Asian listing quoted per m² into $/sq ft, or the reverse.
  • Check an office or retail quote of $30 per sq ft per year against a monthly rent budget.
  • Price flooring sold by the box and work out how many boxes to buy with waste.
  • Find how much area a budget buys at a neighborhood's typical price per sq ft.
